Hotel and senior care home owner’s work hard to insure a positive guest / resident experience, increase NOI, reduce operating expenses, and create sustainable real estate.
WinWerks’ cogeneration team contributes to making this happen.
WinWerks Innovative Project Delivery started in 2002 using the design build management process to create cost saving delivery strategies for residential and commercial real estate. Metrics from DBIA show 5-8% cost savings, 10-30% faster delivery, higher quality, and half the change orders over design- bid -build.
Recognizing that alternative on-site power generation could reduce utility costs and increase property values, WinWerks created a turnkey co-generation solution. WinWerks manages a team comprised of California Comfort Systems and Tecogen for on-site natural gas cogeneration plants, controls, and servicing. The impact to cash flow and portfolio enhancements can reach millions of dollars. The solution makes the design, implantation, and operations simple for owners. If an owner requires capital or 100% financing, WinWerks can arrange this through Structured Finance.
Markets; senior care, apartments, and hotels.
Tecogen was formed in the early 1960's as the R&D/ New Business Center of Thermo Electron Corporation. For the next 20 years, this group performed fundamental and applied research in many energy-related fields to develop new technologies.
Starting in the 1980’s, cogeneration machines using natural gas entered the commercial market. The company is the only firm in the US that uses small scale GMC internal combustion engines to make chilled water or electricity and then capture the waste heat for “free hot water”. Tecogen’s installed base of more than 2,200 units, in public and private use, are supported by a unique and established national network of factory engineering and field service personnel to”service what they sell”.
California Comfort Systems provides national reach for mechanical and plumbing projects, the economy and skill sets of one of the nation’s largest mechanical contractors, a local touch from 59 distributed offices, and operates in an open shop manner.
Our partner provides the expertise to provide turnkey, full scope installs for the Tecogen cogeneration equipment. Using cross trained tradesman, the projects proceed very quickly and economically because two or three people can perform multiple tasks like concrete, drywall, painting and doors/ frames, and mechanical. Since they include the engineering change, orders do not happen.
Other hotel/ senior care HVAC, plumbing, and electric needs can be addressed through Energy Services, Tenant improvements, on-site energy services/ maintenance or new construction. The goal is identifying the issues, developing good solutions, and letting the owner make informed decisions based upon scope, cost, life cycle ROI’s and schedule.
Responding to the need to fund “green projects,” Structured Finance was organized in 2009 to provide Property Assessed Clean Energy (PACE) financing. No money down, 7% cost, and 20 year amortization. Hilton LA just financed a $7,000,000 renovation. This funds the project 100%, for an infinite return!
